A fifteen-year lease will outlast the lawyer who drafts it and the broker who placed it. It must be readable, indexed correctly, and survive the moment when the rent gets uncomfortable.
We act for landlords (Greek REICs, family offices) and anchor tenants (banks, fintechs, retailers, logistics operators) on long-term commercial leases over offices, retail and logistics space. Our drafting register is plain: a lease must be readable by the operations team that will administer it, not just by the lawyer who wrote it.
Indexation is the document's longest-lived clause. We use a CPI-linked base with an agreed cap-and-collar in most cases; turnover-based rent appears in retail, and on the rare occasion we mix the two we say so plainly in the lease.
When market terms shift mid-lease — as they did across Athens between 2022 and 2024 — we represent both landlords and tenants in quiet renegotiation. Most do not become disputes. The ones that do, we settle without filing.
We reply within two business days. Initial consultations carry no charge and no commitment.
